What is Zoning?

Zoning refers to the permitted uses of land in a specific area, as well as any applicable restrictions or requirements including those related to building height, setbacks, or parking.

Used to divide a municipality into zones, or districts, zoning by-laws promote orderly and sustainable land use, protect the environment, and ensure that future development is in line with needs and character of the community. 

Why is this term important?

Zoning can have a significant impact on the future value, use, or design of a property. It’s important to review the zoning of a property and community before you purchase so that you know what to expect in the area.

Here is an example:

A zoning by-law may designate certain areas as residential, commercial, or industrial, and prohibit certain uses in each zone to maintain the quality of life for the residents.

For example, a property located in a residential zone may not be able to be used as a commercial storefront, depending on the area’s zoning. There may also be restrictions around building height and setbacks which would need to be reviewed before extensive renovations take place.
